Financial modelling manager in real estate

AIFC Authority is seeking an experienced Financial Modelling Manager to support the financial assessment and strategic development of a large-scale real estate and infrastructure development project. The successful candidate will be responsible for building and reviewing financial models, evaluating investment opportunities, supporting feasibility studies, and providing financial insights to support strategic decision-making.

• Develop, maintain, and review integrated financial models for large-scale development projects.
• Analyse CAPEX, OPEX, revenue projections, project cash flows, and overall project feasibility.
• Conduct investment appraisals using NPV, IRR, ROI, payback period, and other key financial metrics.
• Perform scenario, sensitivity, and stress-testing analyses to assess financial risks and opportunities.
• Evaluate financial assumptions related to land development, construction, infrastructure, and commercial operations.
• Support the preparation and assessment of financial feasibility studies and investment business cases.
• Assess project funding requirements, financial sustainability, and expected investment returns.
• Review and challenge financial models, feasibility studies, and investment analyses prepared by external consultants.
• Identify financial risks, inconsistencies, and areas requiring additional analysis.
• Coordinate financial inputs from consultants, planners, architects, cost consultants, and other project advisors.
• Ensure alignment of financial models with project strategy, master plans, and implementation roadmaps.
• Prepare financial reports, presentations, and recommendations for senior management.
• Support engagement with investors, financial institutions, developers, and strategic partners.
• Provide financial analysis to support strategic decisions on project scope, phasing, and investment priorities.
• Monitor key financial assumptions and assess their impact on project viability and performance.

• Bachelor's degree in Finance, Economics, Accounting, or a related field (Master's degree preferred).
• Minimum 7 years of experience in project finance, investment banking, real estate development, infrastructure, or a related field.
• Proven experience in developing and reviewing financial models for large-scale projects.
• Experience working with investors, development banks, and international financial institutions.
• Advanced financial modelling, valuation, and investment analysis skills.
• Advanced proficiency in Microsoft Excel and Microsoft Office applications.
• Strong analytical, problem-solving, communication, and presentation skills.
• Fluency in English, Russian, and Kazakh.
