financial analyst for real estate development

Ambassadori Island Batumi is a large-scale international real estate and infrastructure development project backed by investors from the UAE. The project combines premium real estate, commercial assets, hospitality infrastructure, and large-scale urban development initiatives in Georgia.

• Develop, maintain, and update financial models for real estate development projects;
• Prepare and update CAPEX, OPEX, Cash Flow, and Sources & Uses budgets;
• Conduct budget-versus-actual analysis, identify variances, and propose corrective actions;
• Prepare weekly and monthly management reports;
• Analyze construction costs and the cost structure of individual projects and assets;
• Monitor project financing schedules and financial execution;
• Analyze cash flows and forecast potential cash gaps;
• Conduct investment analysis for new projects, including NPV, IRR, and sensitivity analysis;
• Monitor the achievement of financial KPIs;
• Analyze contracts from a financial and risk perspective;
• Perform scenario analysis and assess the financial impact of different project assumptions;
• Collaborate with Accounting, Sales, Engineering, Procurement, and Project Management teams;
• Extract and analyze relevant financial information from accounting records.

• 3+ Years of experience as a Financial Analyst, Financier, Financial Manager, Economist, or in a similar role;
• Experience in real estate development, construction, or investment projects;
• Confident knowledge of Excel, financial modeling, budgeting and financial planning, cash flow analysis, investment analysis, construction cost analysis, and IFRS;
• Ability to structure and defend decisions to leadership;
• Ability to identify and extract relevant information from accounting records;
• Basic knowledge of Georgian tax legislation;
• Fluent Georgian;
• Fluent English;
• Fluent Russian;
• Strong analytical mindset and attention to detail;
• High level of responsibility and ability to work independently;
• Strong time-management skills and ability to meet deadlines;
• Ability to process and analyze large amounts of information;
• Strong communication and cross-functional collaboration skills;
• Reasonable persistence and ability to follow through on tasks;
• Nice to have: Experience supporting projects with a value of USD 50 million+, experience in developing and setting up management financial accounting.
